Today's N.L. is all about condos: Foreigners can buy them under the so called "Foreign Quota" in their name, they can own a condo a 100%.
Nothing new for you? Then you are already well informed, many of my customer still believe they can only own 49% of the condo and have to share it with 51% Thais.....
The Foreign Quota in short means that 49% of the sell-able area of a condo project can be owned by foreigners. With a few exceptions (for example as I am a Resident I don't need any proof) a foreigner has to prove that the funds were transferred to Thailand in a foreign currency and converted into Thai Baht in Thailand.
You are free to share your condo with a Thai partner but you are the owner!
There are other advantages of living in a condo:
- lots of condos have a sea view
- nearly all of them are close to the beach, nightlife, shopping
- and probably on the Baht Taxi route
- owners are very flexible with traveling, just lock the door and close water and electric
- almost everything is taken care of by the management
- in-house handy men are almost all the time available
