Probably it was never as cheap as today to buy houses in Pattaya and surrounding areas. A buyer's paradise with discounts up to 40% compared with prices 2 or 3 years ago. 
My advise to buyers: choose carefully! Price is one criteria - nobody wants to pay too much! 
A "house" is the materialization of what you are actually looking for, a "home" (or an investment).
Choose your "home" according to your taste, buy a "house" that reflects your lifestyle.

No matter how good the price of the house is - you have to like it and live in it!

As we looked at condos in last week's News Letter, what are to pros and cons of houses?


- the actual sq.m. of living area is cheaper than in a condo! A nice house with 150 sq,m. living area might cost 4 to 6 M Baht, condos of that size stretch from 6 to maybe almost 20 M Baht.

- you can use gas for cooking and have a dog - not allowed in condos!

- BBQ with a charcoal grill - allowed on your terrace but you have to use an electric grill on the balcony of your condo!

- you have your own garden compared to "common areas" in condos. If you have young children living with you, they will love that!

- you can have your own pool - again, the kids will love it!

- kids again: there will be more children among the residents in a  housing community than there are living in condos. The roads are private with less traffic and speed limits - ideal for playing!

And here are the "but"s - or "cons":

- foreigners cannot own land in Thailand! But depending on your personal situation there are several option to secure your investment

- maintenance: the roof, gates, pool, garden, electric and water are the house owner's responsibility

- lock the door and go on a holiday - works well in a condo but as a house owner you have to arrange things like gardening, pool service etc on your own...and don't forget security: it is a fact that houses are more prone to break-ins than condos. Actually my customers who own or rent a condo have never ever had a break-in for the last 24 years I have been doing real estate in Pattaya.

Break-ins happen with houses but in my experience much less than in our home countries!

- electric bills are higher - all outside walls are yours! Insulation, design and type of air con are important to consider if you are looking for a house.

- location: to get more space than in a condo for the same money you have to move to East Pattaya (or Dark Side). Public transportation there is not as good as in the city, you need a car or at least a motor bike. But nowadays you don't have to compromise with shopping, dining or even night life on the Dark Side - it has lightened up a lot!

- re sale value: it is easier to sell a corner unit with sea view in foreign ownership than a house.

For many customers the ownership issues are the most important criteria to choose between condom and house - fair enough, if that is your concern, buy a condo in foreign ownership.

If ownership issues are only secondary concerns decide according to you lifestyle. Independent as kids are grown up, like to travel - you will be better off in a condo!

Lots of kids, large family, dog (all of that is ME) - go for a house!
