The last time I remember that property prices were THAT low was after the Asian?Tom Yum Gung Crises. The difference is, that 20+ years ago the quality of the properties was not on today's standard.

Since then, craftsmanship, design and material have reached a complete different level.

An easy calculation: Pool Villa with 3 beds fully loaded, ready to move in, absolute NEW condition, can now be bought at 4.65 M Baht.

That is in EURO ap 126 000.

25 year ago that was equal to 260 000 German Mark, then 3.77 M Baht. For that amount you could get indeed a 3 beds pool villa – but because of lacking material and craftsmanship it neither looked stunning nor was the building quality on a level similar to “European Standard”.

So in fact we got prices slightly higher than 25 years ago but the quality of the year 2020. To my knowledge only color TVs are better and cheaper than 1995 – most of the stuff you need in your life has doubled since then.

Contrary to popular belief the real estate market is BUSY! If the price is right - it does not have to be a fire sale - properties sell! There is a huge number of foreigners living in Thailand and don't forget 70 M Thais! Seems to me that more people than ever are interested in Pattaya and surrounding areas.
