Why you don't invest in a rental property in Pattaya?
Siam Properties offers a full package of Property Management: finding a tenant, collecting the rent, paying utility bills, maintenance and repairs, we even buy a new TV or washing machine (of course only with your consent!)
You don't need to live here, many of our investors visit Pattaya once a year or even less frequently, or they are living here but don't want to be bothered.
A good rental property might not be the one for you to stay or use for later retirement.
If you buy a property for later retirement we might find tenants as well but the purpose is different: the best rental investments are condos close to Soi Buakhao, Dong Tan Beach, Pratumnak, Jomtien Beach or central Pattaya.
Properties 20 km outside of Pattaya might be cheaper but keep in mind that ROI (Return on Investment) is a formula where the investment is only one part of the equation:: the amount of monthly rent and the occupancy rate are important as well.
So a cheaper condo far outside of Pattaya that can only be rented out to tourist during high season will not give you the return you want.
Public transportation: many foreigners don't want to drive themselves in Thailand. Drinking and driving is an absolute NO nowadays! So your tenants need to be close to the Bath Taxi route or at least have a motor bike taxi near by.
Monthly rent: many foreigner are looking for a holiday home and out of convenience would like to have a one year contract although they stay only part of the year (during the winter in their home countries for example). If the rent is reasonable low they will book for a whole year instead of 1 or more short term rentals with all that checking- in and checking out.
Most long term tenants are retirees, so keep in mind that they live on a pension that is lower than the regular income during their working life!
