Actual an easy answer: The Eastern Economic Corridor is almost the geographic center of ASEAN.

The MIX of location, infrastructure, workforce, residential options, restaurants, beaches, water parks, hospitals.....is unique for the whole of South East Asia.

You can find better beaches somewhere but there will be no wifi, the next hospital might be 10 hours away, the next international school as well.

You can find better educated employers somewhere else but they will have much higher wages, they will have to spend double or more for housing......

......and I am still waiting for a sea side area somewhere on this planet with more variety of excellent food from all over the world at reasonable prices.
